Four in the afternoon in mid October, and the photographer is already set up at the bottom of a Greenwood Village driveway. The stone looks warm. The lawn survived the summer. West sun is landing squarely on a faded almond garage door with a dent crease across the second panel, and that door takes up about a third of the hero shot. The seller wants to know whether it matters enough to spend money on two weeks out from going live. Now the drive-by happens on a phone at night, at thumbnail size, where texture disappears and only contrast survives. A sun bleached panel against fresh trim reads as neglect at that scale, even when the roof is four years old. In practice this typically means the seller never hears a word about the door and hears plenty about the price.

Counting The Cost Against The Ask

Lead time is the part people underestimate. Book the measurement the same day the photographer gets scheduled. If the springs or the opener are already noisy, say so on that call, because a crew that arrives expecting one job can handle both in a single visit.
